Off-plan property investment represents a different way of acquiring property, and we were involved in the acquisition of a guest house in Castle Donnington, with the potential for a considerable financial return.

The former guest house was unsold at auction, and our team monitored it over a period of time. A full refurnishment was needed, and the location was ideal being close to town and airport in the Castle Donnington area.
Having contacted the owner directly and over a period of six months negotiated an off-plan property investment deal below market value, we were able to secure the guest house project on a purchase lease option for £250,000 over a five-year repayment plan.
With a further £120,000 refurbishment added into the deal, to convert the guest house into a high-spec hotel with nine ensuite bedrooms and two studios, the post-works valuation came in this week at roughly £600,000.
This also includes being in the fantastic position of having no money left to return on the off-plan property investment within 18 months, as well as then being able to sell it or lease it to somebody else for a significant profit.
