Our Process
- We take instructions from you.
- You take the pictures – here is a quick video for you – or for a small fee we can have it done for you. We can discuss a For-Sales Board if you want one outside – we charge at cost £20 inc vat.
- To speed up the sales process we ensure you are buyer ready. That means having your legal pack ready and an EPC.
- We have negotiated rates for this – £69.99 for an EPC
- Negotiated fees at £500 + VAT + usual disbursements. ( we receive a small minimal referral fee typically £60)
- Our panel of solicitors specialise in property – not criminal, nor divorce or litigation. Their systems are set up for us to ensure smooth transactions and due to the volume of sales we place with them the favourable rate.
- On finalising the details of the property – we do 2! – some times one property ‘advertisement’ may not get motivated buyers – another may and we test these until we start getting offers. Just look at Netflix and how they change images to entice you to watch the next series!
- We manage viewing days and times with you.
- We give you feedback on every viewing.
- On getting an offer we send that through to you and discuss the offer, and negotiate if needed to
- On accepting the offer we chase the buyer’s solicitor and ensure there if any issues we resolve them as efficiently as we can, reporting to you every step taken until the money is in your bank.
And we don’t charge you a penny! The buyer pays our fee – typically £995 inv VAT per sale.
